PAY HOA FEES
Residents are encouraged to set up automatic payments for their HOA dues.

ASSIGNED PARKING
Each unit has one deeded parking spot, located in the back (north) parking lot. Click HERE to view a map of the deeded parking spaces (and assigned storage). Contact Mark Mauldin for additional info regarding your assigned parking.

No car, truck, or object of any kind shall obstruct the access drives or pathways though the condominium area.

Parking spaces may be used only for operable passenger motor vehicles and may not be used for parking trailers or recreational vehicles.

FRONT LOT PARKING
Front parking lot restrictions.

Parking in the front (south) parking lot is limited to 2 hours. Unmetered (free) street parking is available adjacent to the front parking lot.

The front parking lot is the primary fire lane in the event of fire.

It is the primary pick-up point for ambulances and patient transports, and is the sole parking area for contractors and others performing work in the condominiums.

GARBAGE PICKUP
Garbage pickup is Monday morning.

RECYCLING
Residents are encouraged to recycle. Recycle pickup is on Thursday morning.

PET POLICY
Owners may keep no more than one cat, one fish or other quiet caged animal (which must be approved by the Board) in a unit.

Assigned Parking

Parking spaces may be used only for operable passenger motor vehicles and may not be used for parking trailers or recreational vehicles.

Owners shall be responsible for cleaning any oil drops from their vehicles.

Repairing of vehicles, including oil changes, is not permitted in any parking area.

Front Parking Lot Rules

We have experienced problems with long-term and overnight parking in the front parking lot of the condominium by residents and their guests.

Per the Community Rules:

1. No resident may park in the front common area (parking lot) for more than one hour. There is NO overnight parking for condo residents.

2. Guests parking for more than one hour in the front parking lot must have a sheet of paper on the dashboard and clearly readable from outside the vehicle which states the following:

a. Name of individual being visited in the condominium and their unit number.

b. Telephone number of the vehicle owner or condo resident.

c. Guests may park overnight IF they have posted the above info sheet on their dash.

The reasons for this limitation on parking in the front parking lot are:

1. The front parking lot is the primary fire lane in the event of fire.

2. It is the primary pick-up point for ambulances and patient transports.

3. It is the sole parking area for contractors and others performing work in the condominiums.

Please park your own vehicle in your assigned parking spot in the rear, being conscious to park between the lines.

Violators of the front parking ban will have their vehicles towed by Divine Towing, 203 W 3rd Avenue, Spokane WA 99204.

To recover your vehicle please call (509) 455-8622. Towing and other expenses are the responsibility of the owner of the towed vehicle.
